Lobdell Lake-- This all sports lake covers 545 acres and has a maximum depth of 78 feet. The lake is located south of Silver Lake Road. Public access is on the west side of the lake off Seymour Road between Silver Lake Road and Glenn Hatt Street. Myer's Lake--A 33-acre lake with a maximum depth of 40 feet, the DNR reports that it is fed by 52 separate springs. Although it is a private lake, the public may access it by camping overnight at the campground affiliated with the Methodist Church. Softwater Lake--This natural spring fed lake has a depth of 35-plus feet and spans 11 acres at the high water mark. No public access.
Bennett Lake--A 150-acre all sports lake with a maximum depth of 125 feet. No public access, but boating access is available to the north through Lobdell Lake. Hoisington Lake--Encompass 125 acres with a maximum depth of 62 feet. Area is largely undeveloped, mostly wetlands. 
Byram Lake--A 139-acre spring-fed kettle lake. The lake has a maximum depth of 50 feet and an average depth of 15.9 feet. Fenton Township Park & Beach--open 8 am to 10 pm Memorial Day to Labor Day. The sandy beach on Lake Fenton is on Mantawauka Drive. There are picnic tables, benches, playground and a winding boardwalk with barrier-free ramp. Marl Lake--A 75-acre spring-fed natural kettle lake. It has a maximum depth of 36 feet and a mean depth of 10.8 feet. A one-acre island is situated on the north end. Pine Lake--A 136-acre spring-fed kettle lake which consists of two basins: a 29-foot deep southeast basin and a 19-foot deep northwest basin. The two basins are separated by an underwater ridge less than five feet from the surface. It has an average depth of 8 feet. 
Linden Park--located at 15349 South Linden Road, just outside of the City of Linden. The 135-acre park is operated by Genesee County Parks & Recreation. It is open from 8 am until sunset, daily on a year-round basis. Ball diamonds, tennis courts, playground equipment, pavilions (available for rental and picnic area around. Clover Beach--on Byram Lake is open from noon until 7 pm Memorial Day through Labor Day. Lifeguard is on duty at all times. The park is the site of many Boy and Girl Scout activities and campouts. During winter the park is a favorite spot for sledding and tobogganing. A snowmobiling area is also available. 1-800-648-PARK.
Lake Shannon--Encompasses 262 acres and has a maximum depth of 25 feet/ Livingston County's largest private all sports lake. No public access. Runyan Lake--A 160-acre lake with a maximum depth of 70 feet. No public access. The all sports lake is almost fully developed with year-round homes.

About Appraisals >Three Caballeros
When you buy a house or refinance your present home, your lender will ask you to pay for an appraisal to help ensure that the sales price and mortgage amount is consistent with the property's market value. The appraiser will look for "three caballeros" or three "comparables" -- homes that are very similar to the one you are buying -- and will make adjustments to reflect the differences between the properties.
Housing patterns tend to be homogenous, meaning that homes worth $300,000 are usually located in $300,000 neighborhoods. It is important for properties to be within the general pricing patterns of their neighborhoods because over-valued homes, even if they are exceptional, are sometimes difficult to sell at full market price.
This is not the only factor considered in determining the worth of a property, but it is an important one. The buyer or seller may view the property as a home or an investment, but lenders view it in a completely different way. To a lender, property means security in the event a borrower fails to repay a mortgage. Therefore, lenders must know real estate values in order to limit their risks.
